When purchasing a resale, most likely some of the major appliances like air conditioning units, furnaces, sump pumps, fans, electric, venting, etc. may be in working condition, but could fail within a year after purchase.
To protect yourself, it may be in your best interest to purchase a home warranty for a one year period. Some companies also have longer term contracts that are renewable. The average cost of a one year warranty is usually around $400.
Sometimes, in the sales contract a buyer will add this item to the terms and have the seller pay for it. It might be a good idea to check with your agent or lawyer on how that could be an extra incentive for purchasing a home and also put your mind at ease, if you think that you have to replace any of the major appliances due to age or in minimal working condition.
